Blueys Beach: Your next coastal home on the Mid-North Coast

If you’ve ever had a stressful day and your mind has taken you away to a calm beach setting where the sun is shining, you know the value of a true escape.

That fantasy scene comes to life at a little-known coastal haven called Blueys Beach. The picturesque waterline here is a far cry from the crowded sands of city-side beaches and even further removed from the hustle and bustle of daily life.

Blueys Beach is pristine and pure as far as the eye can see. 

Nestled into the Barrington coast, which spans more than 10,000 square kilometres, Blueys Beach sits alongside Elizabeth, Boomerang and Shelly beaches.

Blueys is surrounded by some of the Pacific Palms region’s best natural playgrounds including the Myall Lakes, Booti Booti and Wallingat national parks.

Here, between the bush and the beach, is the site of a collection of land allotments prepared by developer Addenbrooke.

With its wealth of lush coastal beauty, idyllic beachside address and proximity to local shops and cafes, Blueys Beach is the perfect get-away-from-it-all location, says Ned O’Neil, Addenbrooke managing director.

“Over the last five years we have been looking up and down the north coast for a site like this,” he says. 

“At times we thought we wouldn’t find the perfect location and doubted if it even existed. 

“Then whilst visiting Blueys Beach for a weekend, we noticed a large parcel of land which ran the length of the beach, backed onto the national park, had views of the ocean, views of the beach and seamlessly connected into the existing village. It ticked every box. 

“We believe it is the best coastal site in New South Wales and a never-to-be-repeated opportunity. Blueys has unparalleled beauty and the area boasts five of the best beaches in New South Wales right next to each other.”

There are 64 residential lots available with a range of sizes and outlooks, and all within easy walking distance of the shore’s edge (leave your shoes at home). 

The lots range in size from 552 square metres to 1070 square metres, which gives buyers plenty of choice in terms of the dimensions of their future house.

Blueys Beach is a three-hour drive from Sydney and a 90-minute drive from Newcastle. The secluded, yet well connected, location would suit a range of buyers, says O’Neil.

“We think the lots will appeal to a wide range of buyers from first home owners looking to escape the cities, through to downsizers and young retirees looking for a sea change,” he says.

“We are already seeing this in the enquiries to date. Sydney, Newcastle, the Hunter and local buyers are showing the most interest.”

Land lots will go on sale from September 26, but David Milton, CBRE managing director, residential projects, says he has already fielded a lot of interest from potential buyers.

“It’s a rare offering and I think that anyone that goes up the coast, particularly to Blueys, will see what a rare offering it is,” he says.

“We’ve already had a number of buyers wanting to buy in.” 

Addenbrooke has put together a group of NSW and local builders who can deliver you a home with packages starting at $550,000. 

Milton says there are several well-established builders in the area for buyers to consider if they want a bespoke home. 

“They’re not house and land packages, it’s just the land,” he says. “So someone can say they’ll buy today and they don’t have to settle till late 2025. 

“So people can decide to get a builder then and move ahead with it or they can keep the land and build later – it’s really flexible.”
